A $1.6 Billion Company Maps Every Wall in Your Office Every Week. Your $400,000 Home Gets Fifty Phone Photos and a Prayer.

Walk into a commercial construction site in 2026 and you will see a superintendent wearing a hard hat with a 360-degree camera clipped to the top. Every time that person walks the floor, the camera records everything. Back in the trailer, AI software processes the images, stitches them into a panoramic timeline, and pins each frame to the architectural drawings. Walk into a residential construction site and you will see a homeowner standing in an unfinished kitchen, holding a phone sideways, trying to capture something they will not be able to identify six months later.

That is the documentation gap in American homebuilding. Not a technology gap. A distribution gap.

What commercial gets

OpenSpace, the San Francisco company that dominates AI-powered site capture, lets a project manager document 25,000 square feet in 10 minutes. Each image maps to the floor plan automatically. Split View compares any two dates side by side. BIM Compare overlays actual conditions against the design model. Their 3D scan mode achieves two-inch measurement accuracy using a standard iPad Pro.

Trimble launched ProjectSight 360 Capture in North America in June 2026. It does the same thing but integrates natively with Trimble's project management stack. RFIs, change orders, punch lists. AI processes the images, identifies key locations, links them to drawings, and blurs worker faces for privacy compliance. Gabriel Asante-Boado, head of design for AV Unibrak in the UK, told Trimble that having everything in one ecosystem was "a huge selling point."

PlanRadar's SiteView feature goes further. Walk the site with a helmet-mounted 360-degree camera and the AI creates a complete visual record mapped to your 2D plans. PlanRadar's marketing calls it the ability to "look behind the wall." That phrase should make every homeowner jealous.

In April 2024, CoStar Group acquired Matterport for $1.6 billion. Matterport's 3D capture technology creates digital twins of physical spaces. CoStar wanted it for commercial real estate. Nobody mentioned residential construction documentation.

What residential gets

A phone camera. Maybe a clipboard. Possibly a weekly email with three photos attached and a sentence like "framing is going well."

A typical custom home project generates 50 to 100 photos over a six-to-twelve-month build. They live in the homeowner's camera roll, mixed in with family dinners and vacation shots. Nobody maps them to the plans. Nobody timestamps them against the construction schedule. Nobody captures what is behind the walls before the drywall goes up.

Then something goes wrong.

Why it matters: $20,000 you cannot see

The Construction Industry Institute analyzed 359 capital projects and found that direct rework costs average 5% of total construction phase costs. On a $400,000 home, that is $20,000. Research published in the Journal of Construction Engineering and Management found that rework contributes to 52% of total cost growth and schedule overruns of up to 22%.

PlanRadar's 2025 QA/QC Impact Report surveyed 811 construction professionals across 13 countries. Companies that applied QA/QC processes consistently kept rework costs under 5% of budget 56% of the time. Companies without consistent standards managed it only 37% of the time. Firms lacking QA/QC standards were 21% more likely to face avoidable rework, 50% more likely to encounter warranty claims, and 23% more likely to have subcontractor disputes.

Where does that inconsistency come from? Documentation. Seventy-seven percent of respondents reported that their documentation varied across projects, sites, and trades. The most common complaint, cited by 56% of respondents, was "different standards across sites and trades." Companies without defined QA/QC processes were nearly twice as likely to have no visibility into rework costs at all: 43% versus 22%.

PlanGrid and FMI put a finer point on it in 2018. Miscommunication causes 26% of all construction rework. Bad or inaccurate data causes another 22%. A 360-degree camera that records everything and maps it to the plans eliminates both failure modes. But nobody sells that solution to the person building a house.

The courtroom problem

Construction defect litigation has a doctrine called spoliation. If you tear out defective work without giving the other party a chance to inspect and document it, courts can sanction you. The doctrine has expanded from paper documents to electronic data to physical building conditions. In practice, this means the homeowner who rips out a leaking shower without photographing the flashing, the membrane, and the drain connection has just weakened their own case.

In Woullard, a Pennsylvania Superior Court case, defective stone veneer installation cost $61,000 to repair, 12% of the home's $528,000 market value. The defective back porch cost another $39,700. The court ruled that the burden of proving diminution in value fell on the contractors, not the homeowner. Good documentation made that ruling possible.

Commercial sites capture this evidence automatically. Every wall, every joint, every penetration, recorded and timestamped weeks before the drywall covers it forever. Residential homeowners find out there is a problem when the ceiling stains or the floor buckles, months or years after the evidence was sealed behind finish materials.

The math that nobody does

Clark Construction's research into reality capture found that a complete 3D camera setup costs $610: the camera itself, a 360-degree light, battery, charger, and monopod. The only expensive items are the iPad and iPhone that most homeowners already own.

A homeowner building a $400,000 house could hire a third-party inspector to do a 10-minute 360-degree walk-through once a week for the duration of the build. At 26 weeks and $150 per visit, that is $3,900. Add the $610 camera rig and you are at $4,510.

If that documentation prevents one rework event (average: $20,000 on a $400,000 build), it pays for itself more than four times over. If it strengthens a warranty claim or construction defect case, the return is an order of magnitude higher.

Nobody offers this service. Camera companies sell to enterprise. Software is priced per seat per month at rates that assume a portfolio of commercial projects. The inspection companies send someone out for a two-hour walkthrough with a flashlight and a checklist, not a 360-degree camera and an AI mapping engine.

What would have to change

The technology exists. Hardware is cheap. Three things would need to happen for residential homeowners to get what commercial buildings already have.

First, one of the major platform companies would need to offer a single-project residential license. OpenSpace, Trimble, or PlanRadar could price a six-month residential subscription at $200 per month and still make money. They have not done it because a $1,200 contract is not worth their sales team's time. But a self-serve product could change that equation.

Second, home inspectors and construction consultants would need to add 360-degree capture to their service offerings. It costs $610. The learning curve is short. Walking a site with a helmet camera is not harder than walking a site with a clipboard.

Third, lenders and insurers would need to start requiring it. Construction loans already require periodic draw inspections. If lenders mandated 360-degree documentation at each draw, the data would exist by default. Insurers could offer premium discounts for documented builds the same way they discount homes with monitored alarm systems.

None of these things is technologically difficult. The barrier is commercial. A $1.6 billion acquisition proves the technology works. Fourteen hundred construction professionals prove the documentation matters. The only question is when someone decides that the person spending $400,000 on the biggest purchase of their life deserves the same visual record as the company building an office park.
